Sell it as-is.
Or buy it off-market.

Selling a property that needs work?

We buy houses, small multifamily, apartment buildings and land as-is. No repairs, no cleaning, no showings. You pick the closing date.

Buying? Send us your buy box.

Tell us where you buy, what you buy and how much rehab you’ll take on. We send you off-market properties that fit, and our team goes looking for the ones we don’t have yet.

If you’re selling, we buy in situations like these

  • LOT 1

    Inherited a house

Probate, heirs in other states, or a house full of belongings. We work with whoever has the authority to sell.

  • LOT 2

    Tenants you’re done managing

Sell with tenants in place, whether they’re paying or not.

  • LOT 3

    Fire or water damage

Not livable? We still make offers on it, as it is.

  • LOT 4

    Behind on payments or taxes

Back taxes, liens and the mortgage are paid off from the sale at closing.

  • LOT 5

    Code violations

We buy houses with open tickets and city repair lists.

  • LOT 6

    Vacant and costing you

Taxes, insurance and upkeep on an empty house add up. Sell it as it is.

Something else going on? Tell us about the property and we’ll tell you honestly whether we can help.

How it works

If you’re selling

  1. Tell us about the property. The address, its condition and your timeline. It takes about two minutes.
  2. We review it and call you. We ask a few questions and, if needed, set up a walk-through.
  3. You get a written offer. As-is, with the terms spelled out. No obligation to accept.
  4. You choose the closing date. Closing happens at a title company or attorney’s office.

If you’re investing

  1. Send your buy box. Markets, price range, property types, rehab level and how you fund.
  2. We match and source. We check what we have now, and our team looks for properties that fit.
  3. You get only what fits. Each property comes with the address, photos and our numbers to check.
  4. You close. Through a title company or attorney, on the agreed timeline.

Where we buy

We buy anywhere in the U.S. and are most active in the Detroit area, where the rules for selling vary from city to city:
