Questions from investors
How our off-market deals work, what you get with each property, and what we need from you.
Getting started
What is a buy box?
Your buy box is the set of rules a property has to meet before you’ll buy it: markets, property types, price range, rehab level, strategy and how you fund. It lets us send you only properties that fit.
How do you find off-market properties?
Our acquisitions team works directly with owners who need to sell, many of them with properties that need work, tenants in place or title issues. These properties aren’t listed on the MLS when we bring them to you.
Is there a fee to join your list?
No. There’s no fee to send your buy box or receive properties. Our fee is included in the price of each property.
Which markets do you cover?
We source wherever our buyers are buying and are most active in the Detroit area. List your markets in your buy box, as broad or narrow as you like.
Can you find properties for a specific strategy?
Yes. Flips, long-term rentals, BRRRR, Section 8, short-term rentals and new construction all need different properties. Put your strategy and limits in your buy box and we source to them.
How do I change or remove my buy box?
Send the form again with your new criteria, or reply to any email from us. To stop hearing from us, just tell us.
The properties
Do you own the properties you send?
Sometimes. For each property we tell you whether we hold the title or an assignable purchase contract, before you commit.
What is an assignment of contract?
When we have a property under contract, we can transfer our right to buy it to you for a fee. You then close directly with the owner at the contract price and terms, and our fee is paid at closing. The purchase contract and the assignment are both shared with you before you sign.
How will I hear about properties?
By email or phone, using the contact details in your buy box. We only reach out with properties that match it.
What comes with each property?
The address, photos and our numbers: price, estimated repairs and estimated value after repairs. Use our numbers as a starting point, not a substitute for your own.
Are your repair and value estimates guaranteed?
No. They’re our honest estimates, but every investor should verify value, repairs, rents and title independently before committing.
Can I see the property before I commit?
We arrange access whenever we can. Vacant properties are usually easy to show. With tenants in place, access may be limited to set times or the exterior.
Do you have properties with tenants in place?
Sometimes. When a property is occupied we share what we know about the lease, the rent and payment history, which you should verify before closing.
Buying and closing
How much is the deposit?
Each property’s deposit is stated in its contract. Read the terms closely, because deposits are often non-refundable once inspection or review periods end.
How quickly do I have to close?
The timeline is set for each property and stated before you commit. Many off-market deals close faster than a typical listed sale, so make sure your funding can meet the date.
Can I buy with a loan or hard money?
Yes, if your lender can close within the property’s timeline. Tell us how you fund in your buy box so we send you properties whose timelines work for you.
Do you need proof of funds?
We may ask for proof of funds or a lender letter before we hold a property for you, so properties go to buyers who can close.
Who handles the closing?
An independent title company or real estate attorney. Title work, payoffs and the transfer of funds all go through them.
Can I buy in my LLC or company name?
Usually, yes. Tell us the exact buying entity before the contract is drawn up so the paperwork is right the first time.
