Selling a house in Southfield: what to know
Southfield rental registration
Southfield requires one- and two-family rentals to be registered and inspected every three years. The city lists a $300 registration fee and a $40 application fee, gives owners 30 days to correct cited violations, and can fine an owner who doesn’t comply up to $500 plus costs.
If you own a Southfield rental that has fallen behind on this, or you’re tired of keeping up with it, we’ll look at it as-is, with or without tenants.
Check for a sale inspection rule
In spring 2026, Southfield City Council discussed requiring an inspection before a house can be listed for sale. Ask the Building Department at (248) 796-5000 whether any rule applies to your sale. Either way, you can sell to us without making repairs first.
Behind on property taxes in Oakland County
Michigan property taxes that are still unpaid on March 1 after the tax year become delinquent and go to the county treasurer, with interest and fees added. A year later the property is forfeited. If the taxes reach two years delinquent and aren’t paid by March 31, the county forecloses and takes title, and the house goes to public auction.
Until that March 31 deadline, the house is still yours to sell, and the back taxes are paid out of the sale at closing. After a foreclosure and auction, a former owner can claim leftover sale proceeds only by filing a notice by the county’s deadline. If you’re in this situation, tell us the amount owed in the form notes so we can work out whether a sale clears it.
