Selling a house in Pontiac: what to know

Owning a vacant house in Pontiac

Pontiac requires owners to register a vacant property within 30 days of it becoming vacant, keep it secured and maintained, and have it inspected regularly. Fines start at $250 for not registering, and a re-occupancy certificate is required before anyone can move back in.

If you’re holding a vacant house you don’t plan to fix up, selling it as-is ends those obligations.

Rentals and rent escrow

Pontiac rentals must be registered and pass inspection. Since 2023 the city has let tenants pay rent into escrow when a landlord hasn’t registered or isn’t passing inspection; the rent is released only once the problem is fixed.

We buy Pontiac rentals in any state of compliance, with tenants in place.

Behind on property taxes in Oakland County

Michigan property taxes that are still unpaid on March 1 after the tax year become delinquent and go to the county treasurer, with interest and fees added. A year later the property is forfeited. If the taxes reach two years delinquent and aren’t paid by March 31, the county forecloses and takes title, and the house goes to public auction.

Example: what happens to unpaid 2025 property taxes in Michigan
  1. March 1, 2026Unpaid 2025 taxes become delinquent and go to the county treasurer.
  2. March 1, 2027The property is forfeited to the county treasurer.
  3. March 31, 2028Last day to pay before foreclosure. You can still sell until here.
  4. April 1, 2028The county forecloses and takes title.
  5. Later in 2028Public auction.

Until that March 31 deadline, the house is still yours to sell, and the back taxes are paid out of the sale at closing. After a foreclosure and auction, a former owner can claim leftover sale proceeds only by filing a notice by the county’s deadline. If you’re in this situation, tell us the amount owed in the form notes so we can work out whether a sale clears it.

Do I have to register a vacant house in Pontiac?

Yes. Pontiac’s code requires registration within 30 days of vacancy, regular inspections and basic maintenance, with fines for not complying.

Can my Pontiac tenants withhold rent?

Under the city’s 2023 escrow ordinance, tenants can pay rent into escrow if the rental isn’t registered or isn’t passing inspection.

Can I sell a Pontiac house that needs a re-occupancy certificate?

Yes. We buy it as-is and take on what’s needed to make it livable again.

Who actually buys my property?

Either Apexo Group or an investor we assign our contract to. If we assign it, the investor buys from you at the price and terms in your contract. We tell you this in writing before you sign.
