Questions about selling your property

Straight answers about selling a house, rental or lot that needs work, including what happens to your price, your timeline and your paperwork.

How it works

How does selling to Apexo Group work?

You tell us about the property through our form or by phone. We review it, ask a few questions and usually walk through it. If it works for us, you get a written offer. If you accept, a title company or real estate attorney handles the closing on the date you choose.

Do you need to see the property in person?

Usually, yes. A walk-through lets us see the real condition so the offer doesn’t change later. For occupied properties we arrange a time that works for you and your tenants.

Do I have to sell right away?

No. You can get an offer now and decide later, or choose a closing date months out. Offers are based on the market and the property’s condition at the time, so a later decision may mean an updated number.

Where do you buy?

Anywhere in the U.S. We’re most active in the Detroit area, where we’ve written guides to the selling rules in specific cities.

Price and offers

How do you decide how much to offer?

We start with what the property would likely sell for after repairs, then subtract the cost of those repairs, the costs of buying, holding and reselling, and a margin for the risk we take on. We’ll walk you through the main numbers behind our offer if you ask.

Will I get less than if I list with an agent?

Usually, yes. A retail buyer can pay more for a house that’s been repaired and marketed. Selling to us trades some of that price for speed, certainty and not having to fix, clean, show or wait.

Are there fees or commissions?

There’s no cost to send us your property or get an offer, and there’s no agent commission when you sell to us directly. The offer spells out who pays which closing costs, so you can see your number before you sign anything.

Am I obligated to accept your offer?

No. Getting an offer costs nothing and commits you to nothing. You’re only committed once you sign a purchase agreement.

Timing and condition

How fast can you close?

We work to your timeline. The main factor is title work, such as clearing liens or confirming who has authority to sell. The closing date is written into your offer, and you can ask for a later date if you need time to move.

Do I have to make repairs or clean the house out?

No. We make offers on properties as they are. You can take what you want and leave the rest; just tell us before we make the offer so we can account for clean-out.

Do you buy houses with fire, water or foundation damage?

Yes, we look at all of them, including houses that aren’t livable. Damage lowers the value, so the more you tell us up front, the more accurate our first number is.

Can I sell a house with tenants in it?

Yes. We buy occupied rentals. Tell us about the lease, the rent and whether the tenants are paying, and we’ll handle the property with the tenants in place.

Can I sell if I’m behind on my mortgage or facing foreclosure?

Often, yes, as long as the sale price covers what you owe. Your lender is paid off at closing, which stops the foreclosure. Time matters, so contact us as early as you can and tell us the foreclosure dates you’ve been given.

What if I owe more than the house is worth?

Then a sale needs your lender’s approval to accept less than the full payoff, called a short sale. It takes longer and isn’t guaranteed. Tell us your payoff amount and we’ll tell you honestly whether it can work.

Can I sell a house with liens or back property taxes?

Usually, yes. Liens and back taxes are paid out of the sale at closing. The title company finds them and confirms the payoff amounts. Tell us what you know about in the form so our offer accounts for it.

Can I sell an inherited house or one that’s in probate?

Yes, once the person with legal authority can sign, usually the personal representative or executor named by the probate court. If probate hasn’t started, a probate attorney can tell you what’s needed. You can contact us at any stage to get an idea of value.

Paperwork and trust

Do I need a real estate agent or attorney?

You don’t need an agent to sell to us. You’re always welcome to have an attorney or anyone you trust review the purchase agreement before you sign.

Who handles the paperwork and the closing?

A title company or real estate attorney handles the closing. They check the title, pay off any mortgage, liens and taxes, and send your proceeds to you.

Who actually buys my property?

Either Apexo Group or an investor we assign our contract to. If we assign it, the investor buys from you at the price and terms in your contract. We tell you this in writing before you sign.

How do I know you’re legitimate?

Ask us anything, ask for references, and have the agreement reviewed before you sign. Closing happens through an independent title company or attorney, and you should never pay a fee to get an offer or to sell.
