Selling a house in Westland: what to know

Westland’s Certificate of Approval

Westland requires a Certificate of Approval on every house that is sold or transferred, before the sale closes. The seller files a Home Sale or Transfer Application with a $250 fee, a city housing inspector does a code inspection, and a licensed contractor has to certify the furnace or boiler as safe.

Selling without doing the repairs

If the seller doesn’t finish the inspection process, the city lets the buyer take it on. The buyer buys a $40 Approval Letter to Close, signs a Remaining Violations Disclosure Form, and has 90 days after closing to make the repairs and pass a final inspection.

That is how we buy in Westland: you sell as-is, and the buyer, either Apexo Group or the investor we assign the contract to, takes responsibility for the repairs after closing.

Behind on property taxes in Wayne County

Michigan property taxes that are still unpaid on March 1 after the tax year become delinquent and go to the county treasurer, with interest and fees added. A year later the property is forfeited. If the taxes reach two years delinquent and aren’t paid by March 31, the county forecloses and takes title, and the house goes to public auction.

Example: what happens to unpaid 2025 property taxes in Michigan
  1. March 1, 2026Unpaid 2025 taxes become delinquent and go to the county treasurer.
  2. March 1, 2027The property is forfeited to the county treasurer.
  3. March 31, 2028Last day to pay before foreclosure. You can still sell until here.
  4. April 1, 2028The county forecloses and takes title.
  5. Later in 2028Public auction.

Until that March 31 deadline, the house is still yours to sell, and the back taxes are paid out of the sale at closing. After a foreclosure and auction, a former owner can claim leftover sale proceeds only by filing a notice by the county’s deadline. If you’re in this situation, tell us the amount owed in the form notes so we can work out whether a sale clears it.
