How the estimate works

Everything owed against the house is paid out of the sale at closing, so your net is the sale price minus those payoffs and the costs of selling. Ask your lender for a written payoff, since it includes interest up to the closing date and can be higher than your statement balance.

Michigan transfer tax

Michigan charges a state transfer tax of $3.75 and a county transfer tax of $0.55 for each $500 of the sale price, or part of $500. The seller usually pays it, but the purchase contract decides, and some sales are exempt. The title company confirms the final amount.

What this leaves out

Property taxes for the current year are usually split between buyer and seller at closing, and water bills or HOA dues may need to be paid off. Your title company’s settlement statement is the final number.
